The building, with a floor area of 896 square meters, was constructed in 1905 based on plans by architect Andor Pilch, using funds donated by sparkling wine producer József Littke and the local community. Following the Women’s Charitable Association, the famous Bóbita Puppet Theater operated within its walls for 49 years, until 2011. The building currently stands vacant. Given its excellent downtown location and interior layout, we recommend it for a variety of uses, including offices, retail spaces, community services, or residential units.
Expansion options
Under current regulations, there is no possibility of expansion.
Opportunity for development
The interior of the building can be renovated to adapt it for various uses. The building is fully connected to all utilities and has the potential for district heating. We recommend leasing or purchasing the property primarily for downtown service-oriented uses.
Description of available public services
Located in the heart of downtown, the building is close to all public services. Several pharmacies, medical clinics, and specialty clinics are within a few hundred meters. The post office and utility service buildings, several bank branches, the Government Office, the National Tax and Customs Administration (NAV), and the local government buildings are all within walking distance of the building. One of Pécs’s busiest pedestrian streets, lined with restaurants and entertainment venues, as well as the city’s largest shopping center, is also located in the immediate vicinity.
