One of the country’s southernmost industrial parks was established, is operated, and is being developed by the Municipality of Bóly. The industrial park is located in the southern part of the town on a flat, fully serviced site covering approximately 60 hectares. Currently, 36 companies have established operations there, several of which are foreign-owned (German, Dutch, Austrian, and Taiwanese), and they employ approximately 1,200 people. In addition to the excellent terrain and utility infrastructure, another advantage is the bilingual, skilled, hardworking, German-speaking, and entrepreneurial workforce. Thanks to the planned national highway development, a direct connection to the industrial park has been established from the M6 and M60 expressways. The Danube port in Mohács, the Pécs airport, the planned new Danube bridge, the new EU border crossing, and the development of the Croatian highway could provide a boost to the industrial park’s expansion with additional businesses. Taking into account the needs of small and medium-sized enterprises, the typical size of the industrial lots ranges from 6,000 to 25,000 m².
One of the industrial park’s distinctive features is the 83°C warm, soft water suitable for industrial use, which is supplied by the local government. The halls built by the municipality are also heated with thermal water, which represents significant savings for tenants.
The industrial park’s utility infrastructure is of a high standard, as electrical power is supplied by a 22 kV network, the access roads have high load-bearing capacity, and water and fire-fighting water supplies are fully guaranteed
Technical Parameters of the Utility Network
The industrial park, located in the southern part of Bóly, currently covers 63 hectares and has fully developed infrastructure. An NA 160 KPE ring main provides drinking water and firewater. Each of the industrial park’s four streets has a gravity sewer connected to the municipal wastewater network via a pumping station. Natural gas is supplied from two branches: the municipal 4-bar network and the 8-bar intermunicipal transmission network. Electricity is supplied through a 22 kV network, primarily from the Mohács substation via two separate routes, with additional connections from the Siklós and Pécs-Kertváros substations. The 22 kV network contains 14 transformers installed according to demand. Every plot is connected to the fibre-optic network of Bóly’s triple-play system. The 83°C thermal-water network is available in three streets, while the fourth street is currently undergoing the approval process. The stormwater drainage system consists partly of open and lined earth ditches and partly of underground pipelines connected to the Bóly watercourse. All four streets are connected to Road 5704 by roads with suitable load-bearing capacity. Street III also has direct access to the Bóly-North junction of the M60 motorway via a bypass road. Currently, 4.8 hectares of land are available.
Development of the Industrial Park
Due to the limited capacity of the current industrial area, a further 40-hectare expansion is planned. In the first phase, utilities will be installed on 29 hectares. The development includes a new road network, new firewater and wastewater networks, a high-to-medium-pressure natural gas network, a 4 MW electricity network upgrade, a fibre-optic network and a thermal-water district-heating network. Completion of the entire utility network was scheduled for the fourth quarter of 2025.
Technical parameters of the planned utility and infrastructure development:
• 6 MW electricity capacity expansion, including a new 22 kV line from the Mohács substation and three installed 1.6 MW transformers
• Construction of an 8-bar natural gas network within the internal street network
• Construction of an NA 160 KPE water ring main with fire hydrants
• Construction of an NA 200 KG gravity sewer connected directly to the wastewater treatment plant
• Construction of an NA 160 PP twin thermal-water pipeline
• Fibre-optic network
• Construction of the internal road network
Sales
The new industrial plots will also be available for purchase as development sites. The expected price of the fully serviced land is HUF 50–60 million per hectare plus VAT. A decision on this was scheduled for the third quarter of 2025.
Workforce
The required workforce is available in the surrounding settlements. To meet employers’ needs, the municipality built an 83-bed workers’ accommodation facility two years ago, which remains available to all companies operating in the Industrial Park.
