The development of the water supply system is currently in the planning phase. The permit documentation has been completed. As the exact future use of the properties is not yet known, the designer estimated the required drinking-water volume using two methods.

Number of properties to be supplied according to the regulatory plan: 18.

1. Based on the number of employees, assuming 50 employees per property and a municipal demand of 50 litres per person per day: 18 × 50 × 50 litres/day = 45.0 m³/day.

2. Based on the area of the industrial park and the MI-10-158-1:1992 technical guideline, where the precise future activity is not yet known, the drinking and sanitary water demand of industrial and agricultural facilities is estimated at 8.0–16.0 m³ per hectare per day. Excluding the area occupied by roads, the development area covers 13.63 hectares. Using 8.0 m³/ha/day, the required water volume is 13.63 ha × 8.0 m³/ha/day = 109.04 m³/day, rounded to 110 m³/day.

The higher result of the two estimation methods was used; therefore, the estimated water demand of the properties is 110 m³/day.

Using a peak-hour factor of 1/10, the design drinking-water demand is 11 m³/hour, equivalent to 3.06 l/s.

The electricity supply is currently being planned and will be designed and installed by E.ON Áramhálózati Zrt. with the following parameters: 18 × 1 × 32 A. Future investors will be able to request and install higher electrical capacity, as the existing main power line running through the area makes this possible.

The public-lighting plans were commissioned by the Municipality of Villány, and the permit documentation has been completed. The plans include the installation of a 0.4 kV NAYY-J 4 × 25 mm² underground public-lighting cable network and 44 lamp posts, brackets and LED luminaires along the service roads of the planned industrial park.

The underground cable network and all passive and active public-lighting components to be installed will be owned by the Municipality of Villány.

The required route is available.

The wastewater drainage system is currently in the planning phase. The permit documentation has been completed.

The volume of wastewater generated is assumed to be equal to the drinking-water demand. As the exact future use of the properties is not yet known, the required volume was estimated using two methods.

1. Based on the number of employees, assuming 50 employees per property and a municipal demand of 50 litres per person per day: 18 × 50 × 50 litres/day = 45.0 m³/day.

2. Based on the area of the industrial park and the MI-10-158-1:1992 technical guideline, the estimated drinking and sanitary water demand is 8.0–16.0 m³ per hectare per day. Excluding the area occupied by roads, the development area covers 13.63 hectares. Using 8.0 m³/ha/day, the required volume is 109.04 m³/day, rounded to 110 m³/day.

The higher result was used, giving an estimated water demand and wastewater volume of 110 m³/day. As a pumping station will be required, a safety factor of 20% was applied for pump sizing. The resulting design wastewater volume is therefore 132 m³/day.

Using a peak-hour factor of 1/10, the design wastewater flow is 13.2 m³/hour, equivalent to 3.67 l/s.

The calculations are based primarily on the drainage of municipal-type wastewater.

The stormwater drainage system is currently in the planning phase. The permit documentation has been completed.

The plans provide suitable stormwater drainage for the transport areas serving the future plots.

The geotechnical investigation found a 1.35–1.55-metre-thick layer of medium clay beneath the existing ground level within the industrial park. This layer is unsuitable for infiltration. The underlying sandy silt layer is suitable; therefore, a 130-centimetre-deep infiltration rib will be installed beneath the ditch in the internal section of the industrial park, reaching the sandy silt layer.

Outside the industrial park, the geotechnical investigation identified sandy silt, so the ditch itself will be sufficient for stormwater infiltration.

Six planned DN 100 fire hydrants will be installed in the area at the locations indicated on the site plan. Once the hydrants have been installed, a general firewater supply will be available. As the technologies to be used by future businesses are not yet known, any applicable special requirements will need to be assessed individually at a later stage.
