Construction has begun on a new 7.1-hectare industrial park on the eastern outskirts of Szederkény, in the “Hosszú dűlő” area. The investment, totaling 613.23 million forints, is being funded entirely by non-repayable grants under the TOP Plus – Local Economic Development program, with co-financing from the ERDF. The project is scheduled for completion on October 31, 2026, and the first construction milestones have already been launched.
The Szederkény industrial area is part of the Baranya County industrial development program, which is launching industrial park and site developments at multiple locations. According to remarks made at the site handover ceremony, the goal of the developments is to enable the county’s SMEs to integrate into regional and national value chains in a competitive, supplier role over the long term.
What exactly is being built?
The purpose of the new industrial park is to provide plots of land with utility connections that are immediately ready for use by local and incoming small and medium-sized enterprises. The technical scope of the project consists of the following main elements:
- Construction of new roads in the industrial area and renovation of existing pavement.
- Traffic engineering improvements at the junction with Highway 57 to ensure safe and efficient entry and exit.
- Construction of water supply, wastewater, and stormwater drainage systems (booster station with water storage tank, stormwater pumping station, stormwater retention basin, drainage channels).
- Power supply and street lighting: underground cable network for street lighting, 22 kV underground utility cable, transformer substation.
- Replacing/securing the optical network to ensure telecommunications coverage.
As a result of the development, six industrial lots, fully equipped with utilities, will be made available for lease or sale.
Strategic location
Szederkény is located along the Pécs–Mohács (Route 57) corridor, in the immediate vicinity of the M6–M60 highway interchange, which ensures competitive logistical accessibility. The region also has favorable international connections: it is approximately 27 km from the Pécs-Pogány Airport, 21 km from the Mohács Danube Port, and ~50 km from the Drávaszabolcs border crossing/port.
Scheduling and Implementation
The handover of the project site took place in the presence of the media, and construction is being carried out by Vivapalazzo Zrt. According to information from the county, capitalizing on the town’s favorable transportation links, the industrial park could be completed as early as the end of 2026.
Business-friendly conditions
- Lot size and utilities: Each of the 6 new lots has direct access to utilities and an internal road network.
- Electrical power capacity: a new 22-kilovolt feed-in line and transformer station make it possible to plan for production activities with higher electricity demands.
- Water and wastewater capacity: A separate booster pump and a pressurized wastewater drainage system ensure stable operation.
- Stormwater management: With stormwater retention and pumping solutions, the area is prepared for even the most extreme weather conditions.
Why is Szederkény worth visiting?
- Quick access via the highway to Pécs and the national highway network;
- Export connections: short distance to the Danube port and border crossings;
- Workforce: the skilled workforce available in the region, some of whom speak foreign languages;
- Educational background: proximity to the University of Pécs and the Baranya County Vocational Training Center;
- Local government commitment to economic development and flexible cooperation to meet investors’ needs.
