A new opportunity may be opening up for businesses in Szigetvár: the city’s municipal government intends to put one of its properties suitable for development up for public bidding. The goal is to give this currently unused area an economic purpose and, in the long term, to help strengthen the city’s business environment.
According to the proposal submitted to the municipal council, the municipality intends to lease 2,000 square meters of the municipal property with cadastral number 2099/1—which has a total area of 5,092 square meters—through a public bidding process. The other part of the property currently houses a waste collection yard; however, the designated area can be used independently, thus providing a suitable location for various commercial developments.
The municipality’s goal is to ensure that municipal assets do not remain unused, but are made available to economic actors who contribute to revitalizing Szigetvár’s economic life through new investments, services, or productive activities. The size of the area provides an opportunity to develop smaller business premises, workshops, warehouses, logistics hubs, or other facilities for business purposes, naturally in compliance with urban planning and building regulations.
A public bidding process will determine how the property will be used
The leasehold rights can be obtained through a public bidding process. The municipality has set a starting bid of 30,000 forints + VAT per year for the entire 2,000-square-meter area. This is not the final rent, but rather the starting bid amount: bidders may submit higher offers, and the rent will be determined based on the outcome of the bidding process.
The deadline for submitting proposals is September 7, 2026; after that, the proposals will be evaluated and the winner will be selected.
It could help stimulate the local economy
This type of use of municipal real estate goes beyond simple leasing. The establishment of a new facility or business can lead to local supplier relationships, new services, and even new jobs, while boosting the city’s economic activity and contributing to a more efficient use of municipal assets.
In recent years, Szigetvár has implemented several development programs aimed at strengthening the economy and tourism; therefore, the area now being announced may offer another opportunity for businesses seeking a development site in Baranya County.
The detailed documentation for the tender is expected to include the property’s technical specifications, utility connections, lease terms, and detailed guidelines regarding its use. This information will be important for potential investors in determining what types of economic activities the site is suitable for.
